Spring House

On behalf of The City of Toronto and in partnership with University Health Network (UHN), CreateTO is delivering Spring House (formerly known as Dunn House Phase 2). The development will create 54 studio homes in Parkdale as part of UHN’s Social Medicine Initiative, where housing is paired with integrated on-site health and community supports.  

Early results from Dunn House, the first social medicine development at 90 Dunn Ave., show that pairing housing with health care can significantly reduce emergency department visits and hospital stays, improving health outcomes while reducing pressure on Toronto’s health care system. 

The development is anticipated to include: 

• 54 studio homes 

• Integrated health and community-based supports 

• A private bathroom and kitchen in each home 

• Shared laundry and indoor common spaces 

• On-site staff present 24 hours a day 

Spring House is being developed in alignment with the Shared Vision and Guiding Principles for UHN-owned lands in South Parkdale. The project is supported by the Federal Government through Build Canada Homes, the Government of Ontario and the City of Toronto.

Construction is anticipated to begin in late 2026 and be completed in 2028.

Construction Updates

September 2026 

Pre-construction activities are actively advancing following the successful relocation of all tenants from the property. 

Enabling works during this initial phase include hydro pole relocations, utility disconnects and tree removals. 

Health and Community Supports 

Spring House will be the second UHN Social Medicine Housing site in Parkdale, building on the success of Dunn House. 

The Social Medicine Initiative provides stable homes with integrated health and community-based supports – a model of supportive housing that pairs housing and care in one place. 

This approach recognizes that housing and health are closely connected, and that people are more likely to remain well and continue living in their homes when housing and care are brought together. 

Early results from Dunn House show: 

• 52% reduction in emergency department visits 

• 79% reduction in hospital bed days 

These outcomes improve health stability for residents while reducing pressure on Toronto’s health care system. 

Information and Public Process 

As part of the planning process, a Public Information Session and a Statutory Public Meeting at the Planning and Housing Committee were held in 2026.

In July 2026, City Council adopted the Official Plan and Zoning By-Law amendment application enabling the project to advance toward detailed design and construction.
