The Danforth Garage is a revitalization and adaptive re-use project of the now decommissioned Toronto Transit Commission’s streetcar maintenance complex at 1627 and 1675 Danforth Avenue and will bring together residential, including affordable housing, employment and community uses to create a new multi-use civic hub within this area of the city.

This large-scale site, at 5.05 acres, is bounded by Danforth Avenue to the north, Woodrow Avenue to the south, Coxwell Avenue to the west and Hillingdon Avenue to the east and represents a great opportunity for regeneration and place-making within the Danforth community.

In 2018, CreateTO alongside City Planning and the City’s Real Estate services division were tasked with developing a Master Planning Study to accommodate the needs of the three anchor tenants on site - TTC, the Toronto Police Service (TPS), and the Toronto Public Library (TPL) - as well as the local community. The master plan was informed by comprehensive community input through several community engagement activities in 2018, as well as through a Local Advisory Committee (LAC), and is consistent with the policy framework created through the Danforth Avenue Planning Study. The study also included collaboration with a Technical Working Group, including the Project Team, the site’s three anchor tenants as well as other key staff from the City.

The City hired a consulting team of experts to work with the Project Team, anchor tenants, and community to develop the master plan. The consultant team included: DTAH (architecture, planning and urban design); ERA Architects (architecture and heritage); Swerhun Facilitation (consultation and engagement and now operating under the name Third Party Public); and civil engineering, transportation and costing consultants.

The Danforth Garage Master Plan, endorsed by the CreateTO Board, went to Executive Committee in June 2019 and in December 2019, City Council adopted the Official Plan and Zoning By-law Amendments necessary to implement the Danforth Garage Master Plan at the Danforth Garage site. 

In May 2020, the Danforth Garage was included in Phase 2 of the Housing Now Initiative to invest in City-owned lands across Toronto for the development of affordable housing within mixed-income, mixed-use, transit-oriented communities. The project will bring together residential, employment and community uses to create a new multi-use civic hub within this area of the city.
