95 The Esplanade is one of eight high-value City-owned sites selected through the ModernTO program for city-building purposes. ModernTO is designed to modernize the City’s office portfolio, reduce the City’s office footprint, and fee up underutilized properties for city-building purposes.

Located in the St. Lawrence neighbourhood, the ground floor of 95 The Esplanade is currently occupied by various City divisions. Freeing up the first-floor office space will enable the City to reimagine how the space could be repurposed for City services, entrepreneurship or incubator space, or for a not-for-profit below market rent tenant.

The new vision for this site will be created with input from the local community and various City divisions to ensure it maximizes community benefits and aligns with both CreateTO’s and the stakeholders values.
