Redevelopment of 260 Adelaide St. W and Allen East District Plan Final Report Adopted at Council
The redevelopment of 260 Adelaide St. West and the Allen East District Plan Final Report were adopted at City Council on October 4, 2021. These two city-building projects will bring livability and vibrancy to two areas of the city; the downtown core and York Centre, through the addition of affordable housing, community uses and parks and green space.
260 Adelaide St. West will be a joint development between CreateTO and CentreCourt, the owner of the adjacent property at 254 Adelaide St. West. A residential development will be constructed which will include approximately 652 units, with 30 per cent of those units being affordable rental units. An EMS post and 10,000 square feet of community space will also be located on the site. The fire station currently on the site will be relocated to Metro Hall.
Council also approved the Allen East District Final Report, which outlines the future development of the lands east of Allen Road and south of Sheppard Avenue West. The Allen East District includes three character areas: the Neighbourhood character area, the Apartment Neighbourhood character area and the Mixed Use character area. These character areas will include a range of residential units, as well as affordable units, office, retail and a new neighbourhood park.
CreateTO is working with CentreCourt on preparing a Zoning Amendment package for 260 Adelaide St. West and 254 Adelaide St. West. After the rezoning submission is made, a public consultation process will be undertaken.
CreateTO is also working on submitting a Zoning By-law Amendment for the Allen East District’s Phase 1 Lands and there will be a community consultation process associated with the planning application.
