The City-owned properties located at 105 Spadina Avenue and 363 Adelaide Street West contain a 36-space surface parking lot operated by the Toronto Parking Authority (TPA) and offer an exciting city-building opportunity. The City of Toronto, CreateTO and the TPA have collectively explored opportunities to unlock additional value from the City-owned surface parking lots in order to construct a new 10,764 square foot public park, a new mixed-use, high rise development and on-site below-grade public parking that will be used to generate additional funds for an estimated 25-30 affordable housing units in the area.
In December 2020, the CreateTO Board and City Council approved a proposed transaction with the adjacent landowner that contemplates the disposition of a portion of the City-owned surface parking lots at 105 Spadina Avenue and 363 Adelaide Street West in order to facilitate the construction of the new development. The construction of these new City-owned facilities will be entirely funded by proceeds from the transaction.
The proposed development is currently proceeding through the planning approval process.
