In December 2020, the CreateTO Board and City Council approved a proposed transaction with 105 Spadina Avenue's adjacent landowner that completes the disposition of a portion of the City-owned surface parking lots at 105 Spadina Avenue and 363 Adelaide Street West in order to facilitate the construction of the new development and city-building opportunity at 105 Spadina Avenue.

The City-owned properties at 105 Spadina Avenue and 363 Adelaide Street West offers an exciting development opportunity for the Spadina-Fort York neighbourhood. Currently a 36-space surface parking lot operated by the Toronto Parking Authority (TPA), the City of Toronto, CreateTO, and the TPA have collectively explored opportunities to unlock additional value from this City-owned surface parking lot in order to construct a new 10,764 square foot public park, a new mixed-use, high-rise development and on-site below-grade public parking that will be used to generate additional funds for an estimated 25-30 affordable housing units in the area. This mixed-use development will foster community-building while maximizing the land use.

The construction of these new City-owned facilities will be entirely funded by proceeds from the transaction.
