Project Overview

75-81 Elizabeth Street is one of eight high-value City-owned sites selected through the ModernTO program for city-building purposes. ModernTO is designed to modernize the City’s office portfolio, reduce the City’s office footprint, and free up underutilized properties for city-building opportunities.

The preliminary vision for the site at 75-81 Elizabeth Street, which is tucked in behind Toronto City Hall and proposed for redevelopment in the longer-term, envisions civic and institutional uses.

A portion of the property at 75 Elizabeth Street will be occupied by Hydro One for construction staging purposes in support of the Power Downtown Toronto initiative until September 2026. As such, this site is proposed for redevelopment in the longer term. The preliminary vision for the site includes civic/institutional uses. The site may also be suitable for a mixed-use, high-rise building with residential, commercial, community uses, public realm improvements and new parkland.

This site currently contains a 2.5 storey office building accommodating approximately 70 City of Toronto employees, so this redevelopment will help provide greater social and economic benefits to residents and help develop Toronto’s TOcore Downtown Plan.
