The Bloor-Kipling (Six Points) site, now under construction, is not only the largest of the 22 sites included in the Housing Now Initiative, but will contribute to furthering several of the City’s key public policy goals including the delivery of affordable housing, helping to meet Toronto’s climate action targets and adding to the overall health and wellbeing of the surrounding community.  

The site, which totals 17.91 acres, includes seven land parcels. Blocks 1, 3, 5, 6 and 7, have been identified as Housing Now development parcels, Block 4 is the location of the proposed new Etobicoke Civic Centre (ECC), and Block 2 will be a future City park.  

In total, the five development blocks will include 2,700 residential homes, 900 of which will be affordable rental homes. All of the development blocks will also be serviced by a District Energy plant with all heating and cooling needs to be provided by a low-carbon thermal district energy network.   

Block 1, being developed by The Kilmer Group and Tricon Residential, is a 2.47-acre site located east of Kipling Avenue, south of Dundas Street West and north of the rail corridor. It is the first of the five development blocks to go through the market offering process and will contribute to the creation of a resilient, complete community providing mixed-use, mixed-income housing to be serviced by a sustainable energy source contributing to the reduction of greenhouse gas emissions. 

The site, located near the Kipling Transit Hub, will deliver a total of 624 residential homes, including 209 affordable rental homes and 415 market rental homes. The development will also include retail uses and Publicly Accessible Spaces.
