The Bloor-Kipling (Six Points) site, now under construction, will contribute to furthering several of the City’s key public policy goals including the delivery of affordable housing, helping to meet Toronto’s climate action targets and adding to the overall health and well-being of the surrounding community.
The City of Toronto’s investment in demolishing the Six Points Interchange unlocked 18 acres of new City-owned land for the evolution of Etobicoke Centre as a vibrant, mixed-use, transit-oriented community.
The site, which totals 17.91 acres, includes seven land parcels. Blocks 1, 3, 5, 6 and 7, were identified as development parcels for housing, Block 4 is the location of the new Etobicoke Civic Centre (ECC), and Block 2 will be a future City park.
In total, the five development blocks will include 2,700 residential homes, 900 of which will be affordable rental homes. All of the development blocks will also be serviced by a District Energy plant with all heating and cooling needs to be provided by a low-carbon thermal district energy network.
The mix of residential, office, and institutional uses enhanced with a rich network of open spaces and parkland will create a dynamic community.

Project Overview
Block 1, being developed by The Kilmer Group and Tricon Residential, is a 2.47-acre site located east of Kipling Avenue, south of Dundas Street West and north of the rail corridor. It is the first of the five development blocks to go through the market offering process and will contribute to the creation of a resilient, complete community providing mixed-use, mixed-income housing to be serviced by a sustainable energy source contributing to the reduction of greenhouse gas emissions.
The site, located near the Kipling Transit Hub, will deliver 725 residential homes, including 30 per cent affordable rental homes, 218 units, and 507 market rental homes. The development will also include retail uses and Publicly Accessible Spaces.

Block 3 is the second development block to go through the market offering process. At 1.79 acres, Block 3 will deliver approximately 713 homes, including 235 affordable rental homes. The development will also include retail uses that will create activity and support residents’ needs, and a publicly accessible area to provide intimate courtyard space for community gatherings and events.
